New Haven, New Haven South & Emerald Park

RTM provided the preliminary and entitlement engineering, final engineering, and design and construction survey services for the New Haven development located with The Avenue Specific Plan in the City of Ontario.

RTM assisted the developer from the initial project planning stages to prepare site plans, grading concepts, and project graphics that were used during the entitlement process, and ultimately prepared and gained approval on several Tentative Tract Maps.

The project consisted of 197.5 acres and was broken up into 3 major sites:
· New Haven: 754 units consisting of traditional single-family lots, single-family cluster products, and attached multi-family products.
· New Haven South: 215 units consisting of single-family cluster products and attached multi-family products.
· Emerald Park: 265 units consisting of single-family cluster product and attached multi-family projects.

The final design efforts for these three communities included the preparation, processing, and approval of 14 tract maps, several mass and rough grading plans, as well as the street, sewer, water and storm drain plans (and the related hydrology and water quality studies) for all three project sites. This included the design of several large CDS and underground perforated retention system located within the neighborhood edge of Ontario Ranch Road. These efforts required extensive coordination between the client, the City, and a multitude of sub-consultants.

Detailed precise grading plans for the three recreation centers and parks located within each of the projects were also prepared.
