RTM provided site design of a new 70,000-square-foot facility for three- to five-year olds. The project included the design of seperate bus and student drop-off areas to safely separate traffic, underground detention system for both student safety and to increase usable playing field areas, and the redesign of the school’s bus drop-off to get buses off the street and the design of a separate student drop-off.

Special permission was obtained from the Metropolitan Water Reclamation District (MWRD) to allow construction of mass grading and foundation work to begin prior to obtaining the required MWRD permit, which enabled the center to open at the beginning of the next school year.

Our team conducted neighbor meetings to discuss drainage issues and how the unique drainage design for the project will improve drainage in the area. In addition, RTM obtained zoning variances from the village by demonstrating to the public that granting a parking setback variance would allow the removal of traffic and parking off their streets by providing parking and bus and student drop-off areas on-site.
